Pilkington coat their Activ glass with titanium oxide nano-particles. Sunshine activates a chemical reaction in the particles which breaks down dirt. The coating also causes water to spread evenly over the surface of the glass, rather than forming into droplets, and then run off quickly taking the dirt along with it.
